In order to be fair to everyone, Jimmy's agreement has been structured to protect everyone and in order
to be fair to everyone, the following guidelines have been developed to ensure a smooth and pleasant
experience.

NOTE:  Any discounts will be applied to the quality-control reviewed confirmation which will be delivered
within 72 hours of your online reservation.  

These policies and procedures are designed to ensure that guests and owners receive the best service
possible.  Please read them carefully and call us with any questions.

By providing a credit card number and other required information, GUEST agrees that the terms,
conditions, limitations and information contained in this agreement have been read carefully and fully
accepted by me on behalf of myself and all other guests and I/we agree to abide by such terms,
conditions and limitations.

Reservation/Damage Deposit Requirements:   A Reservation Deposit of $300 is required at the time of
reservation. This Reservation Deposit will be applied towards your Lodging and Damage Deposit.
Reservations made within fifteen (15) days of arrival date will require full payment in order to confirm your
reservation.  Any required paperwork and funds must be received within seven (7) days of reservation, or
reservation is subject to cancellation.  

Minimum Stay:  Rental rates are based on a minimum number of nights lodging.  Longer stays may be
required during holidays, peak seasons or specials events. If you require a shorter stay, please ask for
availability and rate.

Damage Deposit:  A $300 damage deposit is collected on all reservations. At the time of arrival, your
reservation deposit will automatically convert to a Damage Deposit of $300.  This deposit is NOT applied
toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions
are met.

a. No damage is done to unit or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or collection of rents/services rendered during stay.
c. All rubbish, trash and discards are placed in dumpster, and soiled dishes are placed in the dishwasher
and cleaned.  One load of laundry is started.
d. All keys are relinquished/surrendered as instructed on the check-out/departure procedures checklist.
e. All charges accrued during the stay are paid prior to departure.
f.  No linens are lost or damaged.
g. No early check-in or late check-out.
h. Parking passes are returned as instructed on the check-out/departure procedures checklist.
i.  The guest is not evicted by the owner (or representative of the owner), the local law enforcement or
any security company employed by property or any other with authority to do so.
j.  No smoking has taken place in the unit.  If our cleaning partners even suspect that any smoking has
taken place in the property, a minimum smoke mitigation and cleaning expense fee of $500 will be
deducted from damage deposit. No exceptions.  Cleaning partner assessment will dictate.

If additional expenses are incurred to repair damage, replace missing items, pay for extra cleaning,
returning furniture back to its original location or any other violations of the rental policy as a result of
your stay, we reserve the right to apply the damage deposit to offset expenses and administrative fees.  
Should the damages exceed the damage deposit amount, guest hereby gives Owner and/or Agent
permission to add the charges to the guest's credit card and expressly agrees to not initiate a chargeback
or refusal to pay with credit card issuer.


Falsified Reservations:   WE CANNOT RENT TO ANYONE UNDER AGE 25
Any reservation obtained under false pretense will be subject to 100% forfeiture of reservation deposit,
and all advance payments, deposits and/or rental money.  Guest will not be permitted to check-in or will
be evicted per Mississippi Code of 1972, section 75-73-13

Payment Schedule:  At the time of reservation, a payment of 35% of the Total Amount Due is collected.  
The remaining  balance is due 15 days before arrival and will be charged to the credit card provided at
time of reservation unless you notify us of another form of payment.  This notification must be
acknowledged in writing by Owner and/or Agent.  The balance due may be made by personal check,
traveler’s check, bank money order, Visa or Master Card.  Rental rates are subject to Mississippi State and
local taxes and are subject to change.                                        

Confirmation: A written confirmation of your reservation will be sent upon receipt of the reservation
deposit.  Please review carefully to verify the property rented, the dates of the rental, the applicable
charges and any special notes.  Contact us immediately to report any errors.  After 72 hours, the
confirmation will be considered accurate.

Cancellations and Changes:  A $50 fee may be charged for any cancellation or change to a reservation.   
All reservations cancelled fifteen (15) days or more prior to check-in date will receive full refund of the
Reservation Deposit, less any cancellation fee.   A cancellation must be in writing and acknowledged by
Agent/Owner. Cancellation or early departure does not warrant any refund of rent or deposit.

All reservations that are not paid with fifteen (15) days of the check-in date will be cancelled and all
advance payments will be forfeited.

All reservations cancelled fifteen (15) days or less prior to check-in date will forfeit their advance
payments and will be charged a $35 cancellation fee.

** TRAVEL INSURANCE is available from many sources and is highly recommended. A few of the more
popular providers are www.InsureMyTrip.com, www.TravelGuard.com and www.QuoteWright.com

Long Term Reservations:  Long-term reservations are defined as any reservation period of 28 days or longer.
A one hundred twenty (120) day notice is required for cancellation. Cancellations that are made more than
one-hundred twenty (120) days prior to the arrival date will incur no penalty. A cancellation must be in
writing and acknowledged by Agent/Owner.   Cancellations or changes that result in a shortened stay,
that are made within 120 days of the arrival date, forfeit the full advance payment and damage/reservation
deposit.  Cancellation or early departure does not warrant any refund of rent or deposit.   

Property Assignments:  Owner and/or Agent reserve the right to substitute comparable accommodations
without notice or liability should the reserved unit be out of order or not available for any reason. When
comparable accommodations are not available, guest will have the option of selecting from available
properties at the published rate or receiving a complete refund.

Check-In Procedures:
Where:
 All guests must check-in at a pre-determined location.  Upon final payment, Arrival Instructions
will be provided with complete details.

When: Check-in begins at 3:00 p.m. CST for all properties.  Please notify us if you plan to arrive after 6 p.m.
so we can make arrangements for late check-in.  During Peak season, unavoidable delays may occur.

Late Check-In: Guests that arrive late MUST check-in by 10 a.m. the following morning.  


Check-Out Procedures:  
Where: All guests must check-out at the original place of check-in.  DO NOT LEAVE KEYS IN THE UNIT.  Keys
are to be returned to the original place of check-in.  Lost keys or unreturned keys upon check-out will
result in the lock having to be changed and the guest will be charged a minimum of $150.  

When: Check-out is at 10:00 a.m. CST.   In the event that departure is past 10:00 AM CST, GUEST will be
charged a $250 fee + $50 per hour beyond the 11:00 am CST deadline + any actual expenses incurred to
get the property cleaned and ready for the next guest.   In the event that late check-out causes
disruption for the next GUEST, if any, at OWNER’S sole discretion, GUEST may be charged for an additional
week.

All units will be inventoried and inspected BEFORE and AFTER every occupancy.

Occupancy: The total number of persons allowed in the property, including children, at any time is
restricted to the stated sleeping capacity for each property.  These numbers are governed by association
rules, owner preferences and local ordinances.  Sofa and bunk beds are recommended for use by children.

We are very serious about maintaining a family atmosphere for the quiet enjoyment of all guests.  We rent
to family groups, couples and responsible adults.  Owner and/or Agent will not rent to anyone under 25
years of age.  The person checking-in, Responsible Guest, must be the qualified person who is renting the
property.  The qualifying person must show identification upon check-in. The qualifying person renting the
property is responsible for the conduct of all guests and other occupants, and must occupy the property
for the full term of the reservation.  Guests under 25 must have direct adult supervision at all times.

Absolutely no loud parties or illegal activities are allowed.  Owner and/or Agent reserve the right to enter
the rental property anytime to investigate disturbances, occupancy and/or damages. Any violators will be
evicted without refund.  Mississippi Code of 1972, section 75-73-13 http://www.mscode.

Departure Cleaning Fees:  A departure cleaning fee is required for all reservations. Our cleaning includes
the stripping and remaking of the beds with fresh linens, light dusting, vacuum and mopping of floors,
cleaning and sanitizing bathrooms.  If additional cleaning is required after your check-out or furniture
needs to be repositioned, you will be charged an additional fee.  The minimum cleaning fees for a 1/1 is
$75, 2/2 is $85, 3/2 is $95 and 3/3 is $105.  All cleaning fees will be added to the reservation as designated.
                                                 
Linens, Towels and Supplies:  Linens and bath towels are provided and are not to be taken from the
property.  We suggest you bring beach towels. A starter supply of trash liners, dish detergent, dishwasher
powder, laundry soap, paper towels, bath soap and bathroom paper is also provided.

Guest is responsible for:
• Removing all food from the refrigerator.
• Placing soiled dishes, glassware, silverware, and pots in dishwasher and cleaned.
• Placing all debris, garbage and discards outside in proper containers, dumpsters or trash bins.
• Leaving unit in a neat condition and furniture arranged as you found it.
• Making sure that no items are missing from the unit. (There will be a charge for the cost of any missing
items).
• Placing all remotes on TV stands. (There will be a $50 charge for missing remotes).
• Setting the thermostat to 78 degrees cool (April to October) and 62 degrees warm (November to March).
• Closing and locking all doors and windows.

There will be a minimum charge of $50/hr if additional cleaning or returning furniture back to its original
position is required.

Furnishings:  The property you are renting is privately-owned and it has been decorated and equipped to
satisfy the particular tastes and desires of the Owner.  Please be considerate of all property belonging of
the owners and future guests.  Do not rearrange the furniture, take any items outside that are part of the
interior décor, or move any furnishings or kitchen items to another unit.  The unit descriptions are
accurate at the time of release to the public.  Subsequent owner renovations may have occurred since
that time.  Although every effort has been made for accuracy, Owner and/or Agent are not responsible for
errors in this publication for property changes made by owners or for any condition beyond our control
upon arrival.  Owner and/or Agent represent the property to the best of his/her ability and assume no
liability for minor errors or omissions.

Maintenance:  GUEST is responsible for reporting any damages or malfunction of equipment to
Owner/Agent as soon as possible.  Failure to do so may incur some liability to GUEST.  No compensation
will be given for temporary outage of electricity, gas, water, internet, television or telephone service.  
Efforts will be made to have them restored as soon as possible.  The operation and maintenance of these
utilities is out of the control of Owner and/or Agent. Appliances, air conditioners and hot tubs/jacuzzis
are not guaranteed and refunds cannot be given for failure or breakdown.  Owner and/or Agent will
attempt to repair or replace any item during your stay.  If a part has to be ordered and the item cannot
be repaired before your departure, no money will be refunded.

Balcony: Do not hang towels over balcony railing.  Please understand that all children must be supervised
while on any balcony.  Fire department regulations prohibit the use of grills on all decks, porches and
balconies. Some properties may have common area grills for guest use.

Water Features: Guests agree to release and hold harmless Owner and/or Agent from any and all liability
relating to water features, including swimming pools, hot tubs, bayous or beach access. Further, they
agree to indemnify Owner and/or Agent from any liability causes of action and to be responsible for
defending Owner and/or Agent.

Pools: Pools hours are from 7:00 a.m. to 10:00 p.m. and are subject to change.  All children under the age
of (12) must be accompanied by an adult at ALL times.  No glass is allowed in any pool area.

Children & Guests: Children are welcome in all properties.  Responsible Guest understands that properties
are NOT child-proofed and it is the guest's responsibility to monitor the activities of all minor children and
accepts full responsibility for informing all other registered guests of the terms of these documents.

Pets:  Unless your reserved property is a pet friendly unit and a pet fee has been paid in advance, any
evidence of a pet(s) found on the premises, will result in your immediate eviction with no refund of rent.  
Guest may also be charged an additional $200 to $600, deep-cleaning fee to restore property.

Non-Smoking Properties: Smoking is strictly prohibited inside “NON-SMOKING” properties. If any evidence
of smoking is found, guest will be charged an additional $200 to $600, deep-cleaning fee.

Parking:  Parking is restricted to designated parking areas only.  No boats, jet skis or RV’s are allowed.  
Prior arrangements must be made for these items.

Fireworks: The use of fireworks is prohibited on all properties. Local City ordinances and fire code prohibit
the use of fireworks on beaches, buildings or grounds.

Lock Out:  In the event a guest becomes locked out of a unit, a $25 service fee will be charged during
normal working hours for re-entry and $75 service fee for after hours or Sundays.

Inclement Weather: Refunds will not be made for inclement weather.  In the event of mandatory
evacuation by civil authorities, the unused portion of the rental period will be refunded.  The National
Hurricane Center posts "watches" and "warnings" on their website - http://www.nhc.noaa.gov/.    No
refunds will be given unless:  The National Weather Service orders mandatory evacuations in a "Tropical
Storm/Hurricane Warning area" and/or a "mandatory evacuation order has been given for the Tropical
Storm/Hurricane Warning" area of residence of a vacationing guest. The day that the National Weather
Service orders a mandatory evacuation order in a "Tropical Storm/Hurricane Warning" area, we will
refund:  
i.        Any unused portion of rent from a guest currently registered,
ii.        Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their
stay, to come in after the Hurricane Warning is lifted; and
iii.        Any advance rents collected or deposited for a reservation that is scheduled to arrive during the
"Hurricane Warning" period.  Travel Insurance is available from many sources.  A few of the more popular
providers are www.InsureMyTrip.com, www.TravelGuard.com and www.QuoteWright.com

Utilities: Utilities are included unless otherwise noted.  The climate control system is subject to damage if
the thermostat is set for too low of a temperature.  If the cooling unit is damaged as a result of GUEST
negligence, excessive damages may result and GUEST will be fully responsible.  For your convenience, a
telephone is provided in most properties. Local calls are free.  Long distance calls may be made collect,
charged to your credit card, calling card or to your home phone.                                                        

Residences for Sale: In the event the property you have reserved is listed for sale, Owner and/or Agent
may need to show the property during your visit.   Every effort will be made to schedule the showing at a
convenient time.

Agency Disclosure:  Jim Casler and/or CondoInBiloxi.com is the agent of the property owner and is acting
at all times, in and for the best interest of the Client-Owner(s). We will treat all guests with honesty and
fair dealings.  Guest understands that no security is provided.  Agent and/or Owner is NOT liable for
injury, damage, violence or otherwise that might happen to the guest while at a property.  Owner / Agent
will not be held responsible for acts of theft, vandalism or damages to the owner or guest’s personal
property.
